JKA was asked by the client to design a 5 floor multi-family building in a TOC Tier-2 zone along two major corridors.
The goal of the design was to maximize the number of units and break up the monolithic massing with two shifting structures. It holds 72 single bedroom units, 9 of which are reserved for very low income, and commonplace amenities such as rec rooms, a gym and two large terraces that overlook Figueroa. In order to carry out CPIO objectives, the design includes several LID planters and increased glazing along street frontages.
The white and beige stucco colors were chosen as a reflection of the surrounding neighborhood with a blue contrast and dark gray staircases to anchor the building.
