JKA undertook a unique approach to this project due to the sharp angle at which Beverly Boulevard cuts through the block, which results in a trapezoidal shaped lot that the future building will sit on. The design takes this constraint into consideration, without sacrificing any unit yield, which was a concern for the developer.
Another constraint of the site was the fact that it sat on a hillside. JKA incorporated the natural topography of the site into the design, specifically with the parking, which features two entry ways.
The Type 3 over Type 1, 100-unit building, utilizes TOC initiatives, reserves 10 units for extremely low income residents, and has several amenities including a large gym, multiple recreation rooms, an interior courtyard, balconies, and two large terraces on the 7th floor with views of downtown Los Angeles.
With stucco and faux wood paneling, and significant glazing on the first and second levels, the resulting design is a dynamic building that is both unique, but fits within the neighborhood context.
