A faith-based organization owns a large street-to-street lot fronting a boulevard with a wide green median. An existing building on the parcel, a religious school facility, had fallen into disuse, and the organization wanted to explore mission-based senior residential options for the redevelopment of the site.
Working with Allan D. Kotin & Associates (ADK), a firm specializing in real estate economics and markets, JKA was retained to research planning and zoning entitlements, document existing conditions, and develop built-form scenarios and estimated construction costs for development options. Upon completing research, the two firms jointly outlined several potential programs utilizing the client’s program; 1) market-based senior continuum-of-of care, 2) affordable senior residential, 3) market-based senior housing utilizing State of California affordable density bonuses, and 4) market-rate housing as a control scenario. Given the views afforded from upper levels to the surrounding city, ocean, and hillsides to the north, the consulting team also investigated the value-added of large penthouse units.
Based upon the work completed, and the demonstration of the value of the site, the client determined that exploration of sale of the site, and utilization of the proceeds to establish a trust benefitting the mission of the organization, should be further analyzed.
